Should I sell my home now?

The short answer...Only if you're serious.

As anyone who hasn't been living in a cave for the past few years would know, we have been in a sustained buyer's market.

Many sellers have experienced the frustrations associated with selling a home in a buyer's market.

An influx of foreclosures & short sales have crippled many homeowner's chances of selling their home.  Banks/lenders are able to drastically reduce the sales price...far below market value...on homes they are trying to sell as foreclosures/short sales.  Most homeowners are unable to match/compete with these prices.

However, selling your home in a buyer's market can make sense...depending on your specific circumstances.  Sellers who are looking to move up in price range can benefit greatly by selling their home in a buyer's market.  Also, sellers with equity can often sucessfully compete with foreclosure/short sale pricing.  

Simply put, every case is different.

Over the past few years, I have spent more time advising sellers not to sell their home in this market -or in most instances, being the "bearer of bad news" by telling sellers that their home simply isn't worth the amount they would need to sell it for in our current market.
